When to Replace Hardware
It's important to educate homeowners and customers in commercial industries on the lifespan of hardware to ensure their door’s continued operation. Springs, cables, and bearings last around 10,000 door cycles while hinges are good up to 20,000 cycles. That translates to 3-4 years on average for a residential home and less for commercial industries with doors in frequent operation.
A door examination should be done yearly and is as easy as disconnecting the garage door operator and manually lifting the door from the middle. The door should be balanced and not difficult to push over your head. If the door feels stuck or hard to lift it could indicate there are failing hardware components. A common cause of door imbalance is found in garage doors with inner-foam insulation, as the foam can retain moisture and may become heavier over time, thus requiring springs to be adjusted to compensate for the added weight.
Other signs that hardware need replaced include visible wear and tear such as dents, rust, broken fasteners or loud noises when a garage door is in operation like grinding, squeaking, and banging. Misaligned hinges, for example, will creak to indicate poor performance.
